What maintenance is the homeowner’s responsibility versus the HOA’s?

Generally, homeowners are responsible for maintaining the interior and exterior of their homes and any elements that are exclusively used by their household (such as plumbing fixtures, appliances, and interior finishes). The HOA maintains common areas and property owned by the HOA (such as community signage and land). All homeowners must comply with Fairfax County codes and regulations.

How are decisions made in the HOA?

Decisions are made by the elected HOA board of directors, often with input from homeowners. The board may vote on policies, budgets, and projects during meetings. Some matters, such as changes to governing documents or special assessments, may require a broader homeowner vote. Details on decision-making procedures can be found in the governing documents.

How do I report a maintenance issue or hazard in a common area?

Maintenance concerns in common areas—such as broken lights, landscaping issues, or safety hazards—should be reported directly to the HOA via the contact form, or to kingstreamhomesassociation@gmail.com. If you notice an urgent hazard (like a safety risk), please report it right away so it can be addressed quickly.

Do I need approval for home improvements or additions?

Major exterior changes such as paint colors, fences, decks, or structural additions require prior approval from the HOA’s architectural review committee or board. This ensures consistency with community standards and helps maintain property values. Interior improvements generally do not require approval unless they affect common areas or utilities shared with other homes. Always check the governing documents before starting a project.

When are HOA meetings held, and can homeowners attend?

KHA meetings are held annually between November and December. Homeowners are welcome and encouraged to attend open meetings, which provide opportunities to stay informed, ask questions, and participate in community discussions. Meeting notices are typically sent in advance by email + mailed notice.

How can I run for a position on the HOA board?

Board positions are filled through an election process outlined in the HOA’s bylaws. Typically, homeowners can nominate themselves or be nominated by others prior to an election. Information about open positions, eligibility requirements, and the nomination process is usually provided in advance of the annual meeting. Homeowners interested in serving are encouraged to reach out to the board or management company for details.
